Floor Coating Questions, Answered

The questions Forney homeowners and business owners ask most.

Choosing a Floor

What is the difference between epoxy and polyaspartic?

Epoxy is a thick, strong resin that bonds deeply to ground concrete. Polyaspartic is a faster-curing coating that stays clear in sunlight. Many garage systems use an epoxy or polyaspartic base with a polyaspartic topcoat to get the best of both.

What is 20 times stronger than epoxy?

That claim usually comes from marketing for polyurea or polyaspartic products. They are tougher and more flexible than many epoxies, but no single number tells the whole story. Preparation matters more than the product name.

Is a metallic floor practical?

Yes, indoors. Metallic epoxy is easy to clean and very durable in game rooms, offices and showrooms. It shows dust and scratches more than flake does, so it is rarely the right choice for a garage.

Should I seal or coat my concrete?

Coat it if you want color, gloss and a surface that wipes clean, as in a garage. Seal it if you want the concrete to keep its natural look and breathe, as on a driveway or patio.

Cost and Estimates

How much does it cost to epoxy a 20x20 garage floor?

A 400-square-foot garage is priced on its condition and the system chosen. Grinding, crack repair, removing old paint and the type of topcoat move the number more than the size alone. The free estimate itemizes each factor.

Is the estimate free?

Yes. It is free, written and comes with no obligation.

Do you work on commercial floors?

Yes. Estimates are offered for both residential and commercial floors.

Timing and Care

How soon after a new home closes can the garage be coated?

New concrete needs at least 28 days to cure before an epoxy coating, and a moisture test confirms it is ready. Most new Forney homes are past that by closing day.

How long before I can park on it?

It depends on the system. Polyaspartic floors are often ready for vehicles sooner than epoxy. Your estimate and care sheet give the timing.

What do epoxy floors look like after five years?

A well-prepared floor with a good topcoat usually looks much the same, with some fine scratches in the busiest paths. Floors that were only etched, or topped with a cheap clear coat, are the ones that peel or yellow.

How do I clean a coated floor?

Sweep or dust-mop regularly and wash with a pH-neutral cleaner and a soft mop. Avoid harsh acids and citrus degreasers, and wipe up oil and antifreeze when you see them.
