Overview
What an Epoxy Floor Really Is
Epoxy is a two-part resin. When the resin and hardener are mixed, they react and set into a hard, dense plastic that grips whatever it was spread on. On a properly ground concrete floor, that grip is mechanical as well as chemical: the resin soaks into the opened surface and locks in as it cures.
That is the difference between an epoxy floor and garage paint. Paint sits on top and lets go when hot tires pull at it. A bonded epoxy coating becomes part of the surface, which is why preparation takes most of the time on any good job.
An epoxy floor is a system rather than a single product. A base coat forms the bond, a color layer creates the look, and a clear topcoat takes the wear. Each layer can be chosen separately, which is how the same method produces a speckled garage, a solid gray workshop or a glossy metallic game room.
Where it fits
Where Epoxy Works Well
Epoxy suits most indoor concrete in a Forney home. These are the rooms it is asked about most.
Garages
The most common choice. Flake hides dust and tire marks; a strong topcoat handles heat.
Laundry and mudrooms
Water, detergent and muddy boots wipe straight off a sealed floor.
Workshops
A solid light color brightens the room and makes dropped screws easy to find.
Home gyms
A seamless surface under mats and racks, with grit for footing.
Storage and utility rooms
Seals in concrete dust so boxes and shelves stay clean.
The process
How the Floor Goes Down
Each step builds on the one before it. Preparation takes the most time and matters the most.

Inspect and test
Cracks, joints, stains and moisture are checked. Old paint or sealer is identified.
Diamond grind
The surface is ground open so the resin can grip. Edges are ground by hand.
Repair
Cracks, pits and spalls are filled and ground flush.
Base coat
Mixed epoxy is spread and back-rolled into the open concrete.
Color
Flake is broadcast into the wet base, or a solid or metallic layer is applied.
Topcoat
A clear coat seals the color and sets the gloss and texture.
Your choices
Choices That Shape Your Floor
Every epoxy floor shares the same skeleton. These four decisions make it yours.
Color layer
Full-broadcast flake, partial flake, solid tint or metallic pigment.
Topcoat
Polyaspartic for UV stability and faster return, urethane or epoxy for some interiors.
Texture
Smooth gloss, satin, or an added grit for wet or sloped areas.
Coverage
Floor only, or a cove up the base of the walls and steps.
Worth knowing
Why Grinding Beats Etching
Concrete leaves the truck smooth and dense on top, and it often gets a curing compound or sealer as well. A coating spread on that surface has nothing to hold. Acid etching roughens it a little, but it is uneven and leaves residue that has to be rinsed out of the pores.
Diamond grinding takes off a thin layer and leaves an even, open profile across the whole floor. It also removes old paint, sealer and the contaminated top layer of an oil-stained slab. It is slower and louder, and it is the single best predictor of whether a floor will still be bonded years from now.
Ask any installer how the floor will be prepared. If the answer is only "we etch it", ask why.
Pricing
What Shapes the Price
Epoxy floors are priced on the room itself. These are the factors that move the number most.
No two floors are priced the same, so this site lists the factors rather than a number. The free estimate itemizes each one.
- Square footageLarger floors cost more in total but often less per foot.
- Slab conditionCracks, spalls and pitting add repair time.
- Old coatingsPaint, sealer or a failed coating must be ground off first.
- SystemNumber of coats, flake density, metallic work and topcoat type.
- ExtrasWall coves, steps, drains and moisture treatment.
Care
Living With an Epoxy Floor
Sweep or dust-mop often, because grit under shoes acts like sandpaper. Wash with a pH-neutral cleaner and a soft mop or squeegee. Skip acid cleaners and strong citrus degreasers, which can dull the topcoat.
Put pads under kickstands and jack stands, and wipe up oil, brake fluid and antifreeze when you see them. A good topcoat resists them, but it is easier to keep a floor looking new than to restore it.
Around Forney
Epoxy and Forney Concrete
Many Forney slabs are young, so the first question is often whether the concrete has cured long enough. Sherwin-Williams recommends at least 28 days for new concrete, and a moisture test confirms it. Older slabs near downtown and along US 80 usually need more grinding and crack work but bond just as well once they are clean.
The Blackland Prairie clay under much of Kaufman County moves with the seasons, so fine cracks are common. They are filled during prep. Structural joints are kept as joints, because a coating cannot stop a slab from moving.
How long does an epoxy floor last?
A well-prepared floor with a quality topcoat can last many years in a home garage. Lifespan depends on preparation, the products used, traffic and care. Floors that were only etched or topped with a cheap clear coat wear out first.
Is epoxy slippery?
Gloss epoxy can be slippery when wet. Flake adds texture, and a fine grit can be mixed into the topcoat for more grip.
Can epoxy go over old paint?
Not reliably. Old paint and sealer are ground off so the new coating bonds to bare concrete.
Will cracks show through?
Filled cracks are ground flush and usually disappear under flake. Moving joints are kept open on purpose.
Can you epoxy over tile or wood?
Epoxy floor systems on this site are designed for concrete. Other surfaces need a different solution.
